The infrared lights helps identify possible signs of Moisture. A moisture meter would confirm that moisture. 

Why are we focusing on moisture? Moisture leads to water damage and mold concerns. Moisture can easily be concealed or hidden from view. New Paint makes a house look wonderful but hides clues for your inspector. While I have many instances of how the Basic Infrared Inspection helped find moisture, it also provides peace of mind when no concerns are found.
