What is the benefit of a Basis Infrared Inspection for a Home Owner?
- Finding Moisture invisible moisture issue. This is the number one reason that most people want an Infrared Inspection.
- Tracing and Mapping of Moisture Problems.
- Evaluation of Radiant Type Heating if installed.

If there are
Radiant Heat systems: Radiant type heating includes in Hot water and electric Systems in floors and or ceilings. These types of systems are slow to respond and difficult to evaluate without this type of inspection. This may also discover leaks in the Hot water systems in slabs. This only work if the system is in operation condition.Other types of infrared inspections that are not part of the basic infrared inspection include:
Infrared Electrical Inspections: This is more complex than a basic evaluation as the ASTM standard requires circuits need to be energized to 40% of the rating. This would require a qualified Journeyman Electrician to verify proper energization and opening of appropriate panels as needed. This is also the most common use of Infrared Inspections. It is also a commercial application.
Infrared Insulation Inspections: Insulation Inspections not only look for missing insulation but improperly installed insulation. This requires building to be evaluated to be properly conditioned for the inspection. It also may also need specific times and weather conditions to properly evaluate. There are both ASTM and Resnet (EnergyStar) standards for the equipment used and temperature differential from the exterior to interior: (18 degrees for 4 hours) and the sun or wind could make the results not valid. Infrared Air Infiltration Inspections: Using a Blower Door, the areas that leak air into a building can be identified. This could be completed after an Insulation Inspection. Air leakage is considered to be the single area of most heat loss or gain for residential construction. This requires a blower door for proper pressures and has Resnet Standards.
