BUYER'S HOME INSPECTION:
Buyers should choose a home inspector wisely. Unlike identical products, a specialized profession like a Home Inspector, it is much more difficult to compare individuals. Remember that a poor inspection can be a costly mistake costing thousand of dolars for missed inspection items. We recommend comparing the inspection reports and inspector qualifications. We have competitive prices starting a $350 for a single family home and $295 for a condominium or townhouse.
QUALIFICATIONS:
Consider the qualifications of John Hutchins, Residential Checkup Home Inspections LLC Home Inspector. John Holds a Bachelor of Sceince degree and studied Evironmental Science. John is an ASHI (American Society of Home Inspectors) Cerified Inspector and a CREIA (California Real Estate Inspection Association) Certified Inspector. Additionally John Holds Code Cerification from the International Code Council (ICC) as a Residential Building Inspector, Mechanical Inspector, Electrical Inspector and Plumbing Inspector. The ICC cerifications are the same as the City Building Inspectors. John Is Certifeid in Thermography. John Is was fromerly a Certified Fireplace Inspector (F.I.R.E Services). John is a HERS Rater for the California Energy Commision HERS program (Calcerts). John has been a full time Home Inspector since 1997. He has formerly worked as a Constuction Project Manager and a Safety Engineer specializing in the Construction Industry. John has completed education on inspections, evironmental education and energy areas that makes him extremely well rounded to approach a house inspection in a holistic manner. John is passionate about construction and grew up learning and working in his father's engeering and construction company.
HOME INSPECTOR ASSOCIATIONS:
For Inspectors in California, the American Society of Home Inspectors (ASHI) and the California Real Estate Inspection Association (CREIA) are considered the premier Home Inspection Associations. But when looking at a home inspectors qualifications, please pay attention to learn if the home inspector is a member or a "Certified Inspector". Many join the association but never pass the exam. Unlike some other Home Inspector organizations, ASHI & CREIA have proctored exams and require experience before being able to be certified. There are other associations that have online and have larger memberships because of ease of joining. There are additional qualifications but a professional association membership is a core qualification.
REPORTS:
We feel that our reports are superior to others in content, ease to read and in its completeness. In the last few years with the real estate market being crazy, many individuals have not had home inspection or had poor home inspections and paying many times the price of a quality home inspection due to discovery after their purchase.
