Welcome and thank you for visiting my website. My name is John Hutchins and I am the owner and inspector for Residential Checkup Home Inspections. I have learned that when someone is looking for a Home Inspector, they want someone with integrity and that will provide them with the critical information they need. Critical information may be the assurance of the condition of the property or any construction defects.  Many inspectors look at their profession as a Job. I am passionate about being a Home Inspector and construction. For me, each new client is a new friend that I want to provide a great quality inspection. I am there to give them the information they deserve to know about their home. Something, I like to say that most people know more about care of their cars than their homes.  When I am reviewing my inspection findings, I am often educating someone about the mysteries of that home and how to care for it.

Every inspector wants to tell you why you should use them. I agree that you need to know about the inspector's qualifications but would say the proof is in the report.  The report demonstrates the quality that the inspector has given to his client. On the left side menu, I have a tab for example reports for your review. I believe my report is superior as I spend more time writing a report than most inspectors. When comparing reports, look at the content, how things are described and if the items that are a concern to the inspector are really significant or just filling the pages. I realize that small items in reports may be important but the inspection should help you to focus on health, safety, and significant items. In my report, I summarize things that are significant but separate the maintenance and upgrade items to the report body.

It is difficult to convey my experience and knowledge in a short readable format. I have been a home inspector since 1997. I am a Certified Inspector by ASHI (American Society of Home Inspectors) and Certified Inspector and New Construction Inspector by CREIA (California Real Estate Inspection Association). I hold ICC Code Certifications: Building Inspector, Plumbing Inspector, Electrical Inspector and Mechanical Inspector. I am a State of California HERS rater. I hold a Bachelor of Science degree and have extended education in environmental science, building sciences and indoor air quality. There is more but I would hope I have demonstrated I am highly qualified by education and certification. I have been classified in several Courts of Law as an expert in Home Inspections and Building Codes.

So I have mentioned the Home Inspection report and my qualifications. There is one more part of a home inspection that many do not consider when looking for an inspector. The inspector ability to communication. Yes the report is part of that communication, but the personal exchange of information between the inspector and his client is important. I have had many clients thank me for taking the time to explain the findings. I have extensive experience in consulting. I know we all have schedules but taking that extra time when the client needs it can give my client that better understanding so they can make an informed decision.
